Grounds
- Proper grading drainage away from house
- No evidence of standing water
- Ponding water near the house that may enter the foundation
- No leaks from septic tank or leech field
- No branches or bushes touching house or overhanging the roof
- Exterior structures (fences, sheds, decks, retaining walls, detached garages) in good condition, no evidence of termite damage or rotted wood
- Yard, landscaping, trees in walkways in good condition
- Railings on stairs and decks are adequate and secure
- Driveways, sidewalks, patios, entrance landings in good condition, and pitched away from structure
- Downspout drainage directed away from structure
Foundation & Structure
- Sides of house appear straight, not bowed or sagging
- Visible foundation in good condition – appears straight, plumb, with no significant cracks
- Windows and doorframes appear square (especially bowed windows)
- Significant cracks or erosion in exposed areas that could effect structural soundness
Exterior Surfaces
- Adequate clearance between ground/wood siding materials (6” minimum); no earth contact
- Siding: no cracking, curling, loose, rot or decay
- Vinyl or aluminum siding: no dents, damage, no bowing or loose
- Stucco: no large cracks (discuss all stucco cracks with a professional inspector)
- No vines on surface of structure
- Exterior paint or stain: no flaking or blisters
- No stains on exterior surfaces
Roof
- Gutters: no decay or rust, joints sealed, attached securely to structure, no bending or sagging, no sections of gutter or downspout missing, gutters clean, no mud deposits
- Chimneys: straight, properly flashed, no evidence of damaged bricks or cracked joints, mortar/cement cap in good condition
- Visual inspection shows roof to be in good, functioning condition showing no signs of damage
- Does not cover entire house
- Evidence of deterioration of roofing materials
- Roof life has at least two years life remaining (HUD requires a roof have two years life remaining. Condition must state whether the roof is to be repaired or re-roofed. FHA will accept a maximum of three layers of existing roofing. If more than 2 layers of existing roofing, and repair is necessary, then all old roofing must be removed as part of the re-roofing)
- Holes
- Signs of leakage observable from the ground
- Flat Roof
Attic
- No stains on underside of roofing, especially under roof penetrations
- No evidence of decay or damage to structure
- Sufficient insulation and properly installed insulation (moisture barrier installed closest to the heating area of the house)
- Evidence of holes
- Adequate ventilation, clear path into attic for air entering through soffit vents, no signs of moisture or condensation
- Support structure not intact or damaged
- Significant water damage visible from interior
- Evidence of previous fire, water, or structural damage
Basement
- No evidence of moisture or mold
- Exposed foundation: no stains, no major cracks, no flaking, no efflorescence
- Visible structural wood: no sagging, no damage, no decay, no stains, no damage from insects, sills attached to foundation with anchor bolts
- Insulation at rim/band joists
- No evidence of water intrusions/leaks/pooling water
- Cracks in the walls or floors
- Exposed plumbing looks stable and leak-free
- Check windows/window wells for signs of water intrusions
Crawlspace
- Adequately vented to exterior
- Insulation on exposed water supply, waste, and vent pipes
- Insulation between crawl space and heated areas, installed with vapor barrier towards heated area
- No evidence of moisture damage
- No evidence of insect damage
- Excessive dampness or ponding of water
- Support beams intact
- Crawlspace is clear of all debris and trash and properly vented
